Concrete Leveling & Mudjacking Tyler TX - Slab Lifting & Polyjacking

A sidewalk square that sank and now catches toes, a patio tipping toward the back door, a driveway panel that dropped at the garage: if the slab is still in one piece, it can usually be lifted back to level for far less than replacing it. We do both main methods, mudjacking and polyurethane foam lifting.

Why Slabs Sink Around Tyler

The Handbook of Texas describes most of Smith County as loam over clay, with sandy loams in the northwest. Clay softens when it stays wet, sand washes out, and the City's own design guidelines say ground water is prevalent here. Add downspouts dumping at a slab edge and roots that rot out under old trees, and you get voids. Lifting fills the void and raises the slab; fixing the water is what keeps it up. HomeGuide notes that settling comes back if the drainage problem isn't corrected.

Mudjacking

Mudjacking pumps a slurry of water, soil, sand and cement under the slab through holes about 1.5 to 2 inches across, then patches the holes. HomeGuide's national range is $4 to $9 a square foot with job minimums of $300 to $700, and it says the slab is usually ready to use within 24 hours. Its national project examples:

  • Steps, about 40 square feet: $300 to $500.
  • Sidewalk, about 100 square feet: $400 to $900.
  • Garage floor, about 360 square feet: $1,400 to $3,200.
  • Full driveway, about 450 square feet: $1,800 to $4,100.

Polyjacking (Foam Lifting)

Polyjacking injects a two-part polyurethane foam that expands under the slab, through holes of about 0.5 to 0.63 inch. HomeGuide lists it at $8 to $25 a square foot nationally, with small jobs at the high end and large ones near $12. It says foam cures in about 15 minutes, is waterproof and won't wash out, and is lighter, so it doesn't add much weight to soft soil. On wet clay or near a spot where water keeps getting under the slab, foam is often the better choice.

When Lifting Won't Work

A slab broken into several pieces, crumbling at the surface or lifted by a live root usually needs to come out. We'll tell you that on the visit rather than sell a lift that won't last; see concrete removal and replacement. Cracks left after a lift can be sealed; see concrete crack repair. Settling under a house foundation is a different trade, and we'll say so.

Send photos with a tape or level showing how far it dropped. Grouping several slabs into one visit avoids paying separate job minimums, HomeGuide notes. Call (903) 587-4111 anytime or use the quote form.
