Concrete Sealing Tyler TX - Driveway, Patio & Stamped Concrete Sealer

A sealer is the cheapest protection a slab can get. In Tyler it's working against strong sun on colored and stamped concrete, heavy rain, oil drips, pollen and the rust and tannin stains that oaks and pines leave behind. We clean and seal driveways, patios, walks, pool decks, stamped concrete and garage floors.

Choosing a Sealer

HomeGuide describes the main types this way:

  • Acrylic is the most common and affordable, usually glossy, and lasts 1 to 3 years on average.
  • Polyurethane resists abrasion and protects colors from fading, a good fit for walkways, driveways and stamped work.
  • Penetrating sealers (siloxane or silicate) leave no film, give a non-slip matte finish and repel water and chemicals. They suit driveways and walks where you don't want a shine.
  • Epoxy and polyaspartic cost up to three times more, last the longest, and are mostly for garage and interior floors. HomeGuide puts epoxy and urethane sealers at 5 to 15 years.

On a pool deck or a step, grip matters more than gloss, so we'll suggest a matte finish or a sealer with a slip-resistant additive.

When to Seal in Tyler

HomeGuide says to wait at least 30 days before sealing a new driveway, and to seal when temperatures stay between 50°F and 80°F for at least 24 hours. By our reading of NOAA's 1991–2020 monthly normals for Tyler Pounds Field, April and October are the two months when both the average high and the average low fall inside that range. Summer sealing is possible early in the day, but a slab baking in the afternoon sun is too hot for most products. HomeGuide also says stamped concrete needs resealing every 2 to 3 years.

National Price Ranges

HomeGuide's national figure for cleaning and sealing is $1 to $3 a square foot, with minimum service fees of $150 to $300. Its project examples:

  • 120-square-foot sidewalk: $120 to $360.
  • 200-square-foot patio: $250 to $600.
  • Two-car garage floor: $360 to $1,080.
  • Two-car driveway: $575 to $1,700, or up to $5,200 with epoxy or polyaspartic.

Sealers won't fill cracks, HomeGuide notes, so cracks and open joints get repaired first; see concrete crack repair.

Sealing Stamped and Decorative Work

Stamped and colored concrete loses its depth fastest when it isn't sealed. If you had stamped concrete poured a few years ago and the color has gone chalky, a cleaning and a fresh coat can bring a lot of it back.
