Commercial Concrete Flatwork Tyler TX - Site Walks, Dumpster Pads & Aprons

Every commercial site in Tyler has concrete that isn't the building or the parking lot: the walk from the lot to the door, the plaza out front, the patio at a restaurant, the dumpster enclosure, the pad under the chiller, the apron at the dock. That's the flatwork we bid and build for general contractors, owners and property managers.

What We Pour on Commercial Sites

  • Entry walks, plazas and courtyards, built to the civil and architectural plans, with joints laid out to the design.
  • Dumpster pads and enclosure slabs. The spot where a front-load truck sets its forks every week is where asphalt breaks down first. Concrete there should be thicker and reinforced to the engineer's spec.
  • Loading aprons and dock slabs that take trailer landing gear and turning tires.
  • Equipment pads for transformers, generators, chillers and rooftop-unit staging, sized to the equipment drawings.
  • Patios and outdoor seating for restaurants, offices and apartment communities.

Tyler Rules That Shape a Site

Tyler's Unified Development Code requires commercial and industrial buildings to provide off-street loading space on the lot (Sec. 10-387). Where a loading area sits next to a residential district, or across a street of no more than two lanes from one, it must be enclosed on three sides. Under Sec. 10-388, a dock next to residential zoning that customarily takes deliveries between 9 p.m. and 8 a.m. must be screened. Under Sec. 10-218, non-residential lots need a continuous 6-inch raised concrete curb along the right-of-way except at driveways. The City's paving notes set 4,000 psi concrete for pavement and 3,000 psi for sidewalks and curbs in public areas.

Permits and Schedule

The City's fee schedule bills commercial building work at $5 per $1,000 of estimated construction valuation. Its Development FAQ says commercial permit review takes about 10 business days after a prescreen of up to 2 business days, permits are valid for 6 months, and inspections are scheduled and tracked through the City's eTRAKiT portal. Contractors working in the city register with the City using its Master Registration Form, license copies and a certificate of insurance. We phase work so tenants, patients and customers always have a way in.

Bids That Compare Cleanly

Send the civil drawings and specs, and our bid lists thickness, reinforcing, base, finish and joint work by area so it lines up against other numbers. Lots are on concrete parking lots. Floors inside the building are on warehouse and industrial floors.
