Concrete Parking Lots Tyler TX - Paving, Drive Lanes & Header Curbs
A concrete parking lot in Tyler has to carry delivery trucks and garbage trucks, shed heavy rain to the inlets, and stay firm through summer heat that softens asphalt. We pave new lots, replace failed sections and add drive lanes, header curbs and approaches for offices, churches, shops and apartment communities.

What Tyler's Code Requires of a Lot
The Unified Development Code sets the ground rules for any off-street parking:
- Surface and drainage (Sec. 10-380). Parking spaces and loading areas must be graded for proper drainage and paved with an all-weather surface such as asphalt, concrete or brick.
- Separation from the street (Sec. 10-381). Where the street doesn't have a curb at least 8 inches high, spaces must be separated from the right-of-way by a 6-inch concrete header curb, bumper or landscape timbers, and cars may not overhang public sidewalks or the neighbor's property.
- Curb along the right-of-way (Sec. 10-218). Non-residential property needs a continuous 6-inch raised concrete curb along the right-of-way except at driveways.
- Circulation (Sec. 10-385). Each space must be usable without driving over another one, and lots on the same site should connect.
- Drive-through stacking (Sec. 10-389). Each stacking space is 9 by 20 feet, with a 9-foot escape lane.

Driveways Into the Lot
Under Table 10-211e, a commercial driveway onto a commercial street is 25 to 40 feet wide for two-way traffic, or 15 to 25 feet one-way, with a curb radius of 15 to 40 feet and 100 feet between driveways. The City's paving notes call for 4,000 psi concrete for pavement and 3,000 psi for curb, gutter and sidewalk, and its detail calls for #4 bars at 18 inches each way on commercial driveways. Approach and ramp work at the street is on our ADA curb ramps and commercial sidewalks page.

Thickness, Joints and the Ground Under It
Lot thickness, reinforcing and joint spacing come from the civil engineer's design, sized to truck traffic and the soil report. Our part is building it to that design over a compacted, proof-rolled subgrade, with joints sawed on time so the lot cracks where it's meant to. The City's design guidelines note that ground water is prevalent around Tyler and allow HDPE storm pipe under private pavement such as parking lots.

Permits and Timing
The City's fee schedule lists a parking lot permit at $50 plus $2.50 for each $1,000 of valuation. Its Development FAQ puts commercial permit review at about 10 business days after a prescreen of up to 2 business days, and says permits are valid for 6 months. We phase pours so a business can stay open; dumpster pads and other site concrete are on commercial concrete flatwork.
