Signs the Floor Should Come Out

Hairline cracks are normal and not a reason to replace. These are:

A section that has dropped so the door no longer seals at the bottom.
Cracks with one side higher than the other.
A floor that slopes toward the house instead of the door.
A surface scaled or broken up enough that a coating won't stick.

What Goes Under the New Floor

Tyler adopted the 2021 International Residential Code with local amendments. The IRC's minimum for a concrete floor slab is 3½ inches, and Tyler's amendment to Section R506.2.3 calls for a vapor retarder of at least 6 mil that meets ASTM E1745 Class A between the slab and the base. HomeGuide says most two-car garage floors are 20' x 20' to 24' x 24', reinforced, and 4 to 6 inches thick. The City's Design Guidelines for Subdivision Improvements note that "ground water is prevalent in Tyler and its surrounding ETJ", which is one more reason the base and vapor retarder matter on an enclosed slab.

We match thickness and reinforcement to what the floor carries: a sedan, a lifted truck, a two-post lift or a welding bench. A car lift usually has its own anchor and thickness requirements from the lift maker, so bring the model number to the quote.
